THE FOUNDATION: A BUILDER'S BUILDER
Before most people had finished planning their careers, Gary Schneider, CPA, was already reshaping skylines. As a developer and general contractor in Southern California, Gary oversaw the construction of more than 1,800 single-family homes, condominiums, and apartment units, along with shopping centers, commercial office buildings, and industrial properties. Before permanently relocating to Arizona in 1994, he had also expanded into the Phoenix market, developing approximately 300 single-family homes and 35 apartment units in Maricopa County. Gary didn't just build structures—he built systems, teams, and standards that outlasted any single project.
DETERMINATION: FROM $1M TO $12M
In 2007, Gary refused to let retirement slow him down. He acquired the assets of a small Phoenix-area insulation contractor with over 25 years in the market and formed a strong professional team. Starting with just six installers and annual revenue under $1 million, the company grew into a $12 million-per-year operation with a workforce of more than fifty employees. Enter Araceli Romero—as Gary's operations executive and trusted partner, Araceli brought the organizational discipline, client relationships, and field-level precision that transformed the small regional player into an industry force.
KING CONTRACTING, LLC: EXPANDING THE VISION
In 2014, Gary and Araceli launched King Contracting, LLC, expanding into ACT ceilings, FRP systems, and selective demolition. By 2020, Gary accepted a compelling offer for the business and pivoted with Araceli to grow King Contracting further, adding concrete sealing and polishing. In 2023, King Contracting was acquired—another successful exit in a career defined by building, scaling, and moving forward.
THE MARKET CALLED. THEY ANSWERED.
After years of building and successfully exiting multiple ventures, Gary and Araceli had earned the right to step back. Instead, they leaned in. The insulation industry was being consolidated by private equity-backed firms—independent operators were disappearing, replaced by corporate entities focused on investor returns over job-site performance. They launched Del Rey Insulation, LLC to fill that gap: bringing back seasoned field talent, restoring service general contractors could count on, and standing as a clear alternative to the private equity model reshaping the industry.
